Salaries Boost Dubai Property Sector

Those who work in property investment in Dubai could be reaping the rewards of a bolstered pay cheque, after a survey revealed that salaries in the real estate sector are still strong. According to Business 24-7, the average base monthly wage of those who work in real estate in the Middle East stands at around UAE dirhams 38,040 (£6,502) per year, figures from Macdonald and Company showed. This is despite pay in the sector taking a hit due to the ongoing downturn.

Furthermore, 41 per cent of Dubai real estate professionals, which could include those who also work in investment in Dubai properties, received bonuses on top of base pay during 2009. A total of 2,083 Middle East real estate professionals were surveyed for the research earlier this year, which is the largest response ever seen by the polling company. William Buck, director at Macdonald and Company, told the news source that there are more job opportunities to come within the sector, "particularly for those on the finance side".

In further news, those involved in property investment in Dubai may welcome news that a number of experts in the region have been singled out for praise. In recognition of their successes in the field, ETA Star selected its most consistently impressive agents for "extraordinary sales" figures in the first half of 2009.

As part of the group's Star Select Club Half Yearly Rally, which took place at the Metro Deira Hotel, real estate organisations like Evgeny Gribov, Remax Wataniya and Engel & Veoelkers were honoured. The awards could be seen as reflective of the current status of the Dubai property investment sector, which is currently witnessing a resurgence of interest in Dubai apartments and houses, and its ability to perform well for developers and agents alike.

Abid Junaid, executive director at ETA Star Properties, said: "Our strongest ally in our success has been our agents ... We value [them] as our business partners and thank them for their support and commitment."

In January, it was announced the Star Metro Deira Hotel had retained its status as a deluxe accommodation option for a second consecutive year.

The key is to know what you are doing and take your job seriously.

Here are 5 tips that I have picked up through the years dealing with my portfolio of rental properties.

1 - HAVE A WRITTEN LEASE

A written lease is CRITICAL; I can not stress this enough. A written lease protects you and your tenants and prevents potential mis-understandings from become nightmares There are tons of places online where you can get sample leases for your state Do not skimp or take a shortcut on this It will only take one time for your lease to save you and it will have more than made the time you spent putting it together worthwhile.

2 - KNOW THE LAW

While it is always good to have a competent attorney available to you, it still does not eliminate the need for you to know the laws in your state regarding residential tenancies For example, in Florida, Chapter 83 of the Florida State Statutes covers landlord/tenant law Take the time and read and understand the laws as they pertain to you Just as with the lease, all it takes is one time where your knowledge of the law kept you out of trouble, and your investment of time and research will pay off handsomely.

3 - BE FRIENDLY, FAIR & FIRM

One of the things that I have learned is a key part of my success is how I treat my customers (tenants) I have tenants from all walks of life, all economic situations, all races, colors, religious, you name it One thing that they all will say is regardless of what may make them different, I treat everyone the same This is not only because there are laws against certain types of discrimination, but because it builds a stronger relationship with my customer Along those same lines though, I am also firm I am clear from the beginning about how I handle late fees, and other expectations I do not waiver from this.

4 - BE VISIBLE

This one can be hard if you are a part time landlord, or have properties spread out over a large area I find it useful to be visible to my tenants and the neighbors of my properties I make it a point whenever I am in a part of town where I have properties, I drive by them If I see someone outside I stop and say hi, if I see a neighbor that I have spoken to before, I say hi to them This helps in a number of ways; first, it lets your tenants know you care about the property Being visible also helps to build relationships with neighbors, which can be a great set of eyes and ears to tip you off about any problems before they get out of control.

5 - NEVER FORGET YOU AND YOUR FAMILY COME FIRST

This is probably one of the hardest lessons a landlord must learn First, ask yourself why did you or are you getting into the rental business The answer is obvious, you want to make money Money either for current use or to build a nest egg for later As a landlord you will be presented with a variety of stories and excuses Some of these will be true and others may not be I have found it is easier to deal with the people telling you a story that is just an out and out lie I have no trouble not showing any compassion and simply boiling it all down for them to a simple truth, "You do not pay, you do not stay" The stories that are true are actually the difficult ones I can not tell you how to handle every situation, and each of us is different in our thoughts and beliefs I can tell you this, as you evaluate how to handle the situation, never loose sight of the fact that the needs of you and your family HAVE TO COME FIRST.

The Perils of Letting a Propert in the UK

When we moved to Canada the sale of our property had fallen through and we were forced to let it out to cover the mortgage payments. For the first few months things were ok, the tenant Liam Marchant-Lane paid on time. Then after a few months rent started to get later and later. It became apparent that we had the tenant from hell syndrome. There were countless promises from both Liam and his father Clive Marchant-Lane that hey would get up to date with the rent but these were seldom kept. We also heard third hand that hey had broken up garden furniture, burnt it in the grate and set fire to the chimney.

We finally manged to get him evicted but not before they had done a considerable amount of damage. More than the deposit would cover. By the time it was all over he owed 5 months rent. His father Clive Marchant-Lane promised to repay the debt but to date has not done so.

This has now given us a healthy distrust of that family and we have started a web site for private landlords to name and shame difficult tenants to warn other prospective landlords of people with a record of non payment. The site is called www.tenants-from-hell.com.

The problem is that even when they are in the wrong English law makes it difficult and costly to remove them. Even if you take them to court and win you still have a devil of a job getting them to pay. If they don’t pay its back to court again which ends up costing you more money than you were owed in the first place.

It is about time the Law was changed to level the playing field. In the meantime if we were doing this all over again we would have been much harder and insisted on eviction sooner rather than letting the agent and ourselves be fobbed off with empty promises.

Shopping is a time consuming chore for some; for others, it’s more a way of life. But one thing you don’t normally consider is how you actually do it. For instance, before you buy an item of clothing, you’ll pick it up, turn it around and flip it over to see what’s on the back.

You can’t do any of these things at online fashion stores just yet. But you probably won’t have to wait too long, because Enliven Marketing Technologies has come up with a wondrous Web plug-in that may have finally conquered the third dimension in cyberspace. You’re probably thinking that 3D on the Web is nothing new, what with the numerous VRML plug-ins already out there. While these render virtual worlds complete with people, towns and sounds, Enliven presents you with just one virtual object. The neat part is that it brings this object to you in the blink of a virtual eye.

As long as your modem can crank itself up to 33Kbps, the bare bones of a 3D Enliven model will appear very quickly when you visit a Web page. It then gradually becomes more detailed before your very eyes, like Captain Kirk and crew beaming down to the surface of an alien world. If you have broadband you won’t know the difference between reality and the Virtual world.

The name of the plug-in explains what’s going on. These models are streamed to your PC over the Internet in a similar way to RealAudio files – the shape is sent first, with details such as lighting effects and shadows following later when traffic on the Internet permits. The main thing is that you see the object in seconds. The rest is window dressing, albeit window dressing that doesn’t take very long to put up. In fact, Enliven so impressed Microsoft that it has bought the technology to use in Windows.

As soon as you see an Enliven object, you can play around with it. That doesn’t just mean rotating it, because you can also imitate a drunken cameraman by panning around and zooming away to your heart’s content.

As a means of delivering 3D models Enliven is especially well suited to objects that already exist in virtual form, such as computer game characters. You’ll be able to see weapons, vehicles, and characters that could give Lara Croft a run for her virtual money. Of course, PC games are a minefield in as much as you need a certain speed of computer to play a particular title. Fortunately, you don’t need the equivalent of HAL on your desktop to view Enliven objects, although the amount of detail adjusts itself according to the power of your PC.

If you have a Pentium III or greater with a reasonable amount of RAM, you’ll see deluxe models with textures and a frame rate that permits them to rotate smoothly when you turn the animation on. On lesser PCs, and there are not many around, the 3D models might be more basic and move more jerkily, but they’re still pretty neat.

Remember staring at molecular diagrams in school text books and trying to work out how strong bonds linked carbon atom to carbon atom, and how the ankle bone was connected to the thigh bone? Hang on, that was biology.

Anyway, Enliven is ideal for making things you can’t see that much easier to visualize. For example, the Planetary Biology page already has Enliven 3D models of all the planets of the solar system.

Museums on the Web will never be the same again, but you won’t find us down at the local Web museum… we’ll be too busy Windows shopping

Do You Need To Sell More? Then Stop Trying To Be Everything To Everybody! I know you've heard this a thousand times, but from the looks of things few businesses are following the advice?

Far too many businesses (online or offline) define their target market as "anyone with a pulse and a wallet." (Not always in that order.)

You read their sales copy and it's the same old, walking on eggshells "corporate speak", devoid of personality, writing to a group style, as everyone else in their industry.

Sure. They're not going to eliminate any "potential buyers"? But there're not going to stand out from the crowd and get their message noticed either!

You need to define your target customer as specifically as possible. You should describe your customer in exacting detail. Not as a group, but as an individual. Get a laser focused, clear and precise image in your mind of one specific person. Know that persons sex, age, marital status, wants, needs, educational background, psychographics, demographics, geographics, technographics (level of technological sophistication), understand their psychological motivations, hopes, fears? Everything!

And then (and only then) write your copy directly to that person. Craft your message to your target customer in a one-on-one, person to person style, keeping this focused image of who you are talking to clear in your mind.

So? You've clearly defined your target customer. Great. Now you're ahead of 95% of the business in your market.

So, stop worrying about eliminating part of your potential market by only focusing on your "ideal customer", the ones you eliminate wouldn't have bought from you anyway. And by adding a bit of "posture" to your copy, your conversion rates with your REAL market will skyrocket.

How to Accept Blame when You Deserve It

Things do go wrong sometimes. There are times when it's accidental. There are times when it's somebody else's fault. But at the times when you know you are at fault for the problem, the mature and responsible thing to do is stand up and own up to the mistake, accept the consequences, and be part of the solution to the problem resulting from your mistake.

Steps


  1. Step up and confess as soon as you realize what went wrong. Waiting to see how things shake out is a bad idea. As soon as a situation starts going south, step up and point out where the problem started - with you, yourself. The sooner the problem is identified, the sooner a resolution is possible, and that minimizes consequences.
  2. Don't skate around the issue This means you should state the problem directly, clearly and simply rather than beating around the bush or attempting to confuse the issue in order to make you look less responsible. Again, when problems crop up, the quickest way to the solution is simple, direct identification of the problem's origin and details. Trying to skate around an issue is just frustrating, and in the end the problem takes longer to deal with and becomes more complicated the longer it goes on.
  3. Don't try to shift even a part of the blame. This doesn't mean that you should accept blame that you don't deserve. But saying things like, "Well, if he hadn't done this then I wouldn't have done that." is lame. Instead, say, "I am so sorry for this. I had no idea that what I did could cause this type of problem. How can I help fix it?"
  4. Realize that the truth will be discovered eventually. It's been said, and is generally true, that "the truth is just a shortcut to what's going to happen anyway." If you're around when the truth does come out, and you haven't confessed your part in the problem, your credibility for all future situations will be compromised terribly. When others realize that you had the last clear chance to step up and own that mistake, but instead you allowed them to share blame with you, they will not appreciate it at all. When your boss realizes that you allowed others to bear responsibility for your mistake, your days will be numbered, or at the very least, your prospects for advancement will be curtailed significantly.
  5. Trust the other party to help. Hopefully, you have a decent parent, significant other or manager; or if you're in school, your teacher is fair. Assuming your boss is a good boss (or whatever authority figure is in play) is the smartest assumption to make in this case. The reality is that the person who has authority over you can protect you better than anyone else, but if you don't admit you caused a problem, there will be no shield when the truth eventually comes out. If it's a working situation, and you go to your boss as soon as you realize what's happened, s/he can help you more than you may know. Trusting your boss to help you out of a jam can actually pay big dividends later - by confessing to this problem, you've just shown your boss that if a problem is really your responsibility, you'll step up and say so. When problems crop up later and evidence points to you, if you say, "No, that wasn't me," your boss will believe you - s/he knows that you are mature enough to admit your mistakes, because you've done so in the past.
  6. Help solve the problem. Once you've caused a problem, don't wait to be forced or pressured to remedy it - volunteer. Don't ask if you can help - ask how you can help. Watch carefully as those who help the most do their work, and take note of the way they resolve the issue. File this information in your memory and have it handy for later use.
  7. Explain yourself. Once the recovery is underway, you should try to explain what your thought process was, so that your boss, significant other or parent can understand what led you to the point where things went pear-shaped. Many times, once you've explained your thinking, others will say, "Well, that does make sense in a way, however..." By doing this, you are allowing them to help correct the way you think about things, and helping yourself for the future.
    • Be careful not to justify the mistake or behavior. Look at the difference in these two statements: "I'm sorry I yelled at you, but I haven't been sleeping well." (justification) versus "I've been on edge because I haven't been getting much sleep lately, but it was wrong of me to yell at you and I'm sorry." Learn how to apologize properly.

  8. Accept consequences. There may be some - that's why it's scary to step forward and admit responsibility. But shouldering blame early and helping in the resolution of the problem will make any punishment or penance less harsh. Take your punishment as courageously as possible, and when it's done, it's really over - you'll have learned your lesson and maintained personal integrity in the process.
  9. Recover gracefully. It isn't mistakes that should define us - it's recovery. Most clients, when asked, will say that their most trusted contractors and vendors have not been perfect, but that when mistakes were made, the contractor made it up to them by admitting their responsibility and offering either a steep discount or replacement free of charge, or offered discounts on future jobs in exchange for the inconvenience caused by their error. It's not the mistake - it's the way you rebound from it that matters to most people.
  10. Hold your head up and move on. Nobody's perfect. We all make mistakes. If we're smart, we learn from those mistakes and take note so that we don't repeat them. Learning experiences that are the most painful are also often the most valuable. Remember that your mistake was just that - it wasn't intentional, you didn't set out to deliberately cause harm or screw someone else up. And as soon as you realized that it was you who caused the problem, you stepped in, ready to help dig everyone out of the hole you put them in. You can hold your head up and feel good knowing that you did your best to help everyone recover with a minimum of pain.

  • Don't assume that your boss, parent or teacher will think the worst of you if you make a mistake. Owning up to mistakes early will earn you respect from them, it won't make them think less of you. It's practically guaranteed that they've made a mistake or two along the way.
  • You don't have to make a big deal out of some things. Small mistakes are easily handled by saying, "Oh. That was my bad. I'm sorry." Then the other party can say, "Oh. Well, that's okay. But in the future, here's how I want you to do that, all right?" If you make a big, hysterical scene, then it becomes all about calming you down and reassuring you, and that takes time away from solving the problem.
  • Accepting blame and responsibility when you have done something wrong will free you from the effects of guilt. Contrary to what you may have heard, some guilt is actually good - it tells you when you have done a bad thing, and won't leave you alone about it. That's our internal prevention system, and it keeps us all from going about doing stuff that hurts or affects others willy nilly, without a thought to the consequences. But guilt that lingers is no good. It saps your strength and ruins your relationships; if guilt lingers even after you have accepted responsibility and the consequences of your actions, seek out help from family, friends, clergy or a mental health professional.

  • Be prepared to accept negative consequences. Being mature enough to own up means being mature enough to accept punishment if the mistake is bad enough to warrant it. We all do it – consciously and sub consciously – we visualise, we create that picture in our minds. Anything you have ever really wanted you could actually see it clearly in your mind, before you got it. That’s what drove you to getting it. Part of knowing what you want is being able to see what you want.

If you can’t see it, you can’t reach for it….its so, so important to create that business picture. Sit there quietly, close your eyes and look for it. Create it if you haven’t already.

Everything that you do is a product of what you see – like it or not. If you don’t see it you will be flat, without purpose and scattered. When the going gets a bit tough as it surely will at times, search your mind for your very own success picture and keep it in focus. It’s a great pick-me-up. But more than that – you have something to reach for. If your picture is somewhat blurred – tidy it up, make it smart and desirable.

Ask any successful business owner to tell you about their PICTURE, and they can and will tell you.

$10 A Day Is Brilliant!

OH Yes it is.
$10 a day may not sound like a great deal of money, but if you can find your first niche, create a free ebook with the intentions of recommending another great ebook that you charge for. Design and upload a simple profit pulling website and start promoting it earning on average $10.00 per day then you have cracked the code to wealth.

That simple website pulls $70.00 per week. Not a lot by any means, but once you have done this and proved to yourself it can be done then this is where you can start to make some serious money. Research another niche and use exactly the same format as you used in your first niche.

Before you know it you will have 10-niche websites all averaging around $70.00 per week. 10 X 70 = $700.00 EACH WEEK!

Still not enough?

Well now you have worked out the secret you can start working on your next 10 niches and then another 10 until you have 30 on the go! Initially you will have to put some work in for each niche, but just think what happens when all the hard work is done.

You could use affiliate programs for this, but ideally you are better off researching and creating your own informative ebooks. This way you know no one else will be selling your ebook; it will be exclusive to you. Try to write between 40 - 100 pages for ebooks you intend to sell and 15 - 25 pages for your free reports. It may sound daunting, but you should be able to produce an average sized ebook in about a week. A 50-page ebook could easily be well researched and written in five days by writing 10 pages each day.

I can have a new niche set up and running in around two weeks. If you are ok with building simple one to three page websites and setting up a payment processor using someone like Paypal then you shouldn't have any problems doing the same. Setting up your first niche may take a little longer but once you have it up and running the next one seems so much easier.

Realistically, these niches will probably be built up over a two to three year period, maybe sooner for some. But once this is out of the way it is just a matter of maintaining and advertising your niches from time to time and reaping the benefits for years to come!

$9100 every month

$109,200 per year!

All these figures are based on profits of only $10 per day. Who knows, some of your niches could make a lot more than this.

It makes you think doesn't it? There are some out there who have over 100 plus niche sites each pulling in small profits week after week, but combined together are producing some serious money for their owners.

You don't need to be a genius to create an ebook, it's just a matter of breaking it down into chapters and paragraphs before you begin. Break each chapter down into sections and then work on each section in turn. It's all down to planning it out before you begin.
